Director of Property Management - Manufactured Housing

Job Description:
We are seeking a highly skilled Director of Property Management to oversee our manufactured home parks across six states. This is a remote position that requires periodic travel to our properties.
The ideal candidate will have experience in the Manufactured Home property management industry and be able to develop and execute business plans, manage budgets, and analyze financial data.
Responsibilities:
1. Develop and execute business plans for a portfolio of manufactured home parks.
2. Plan, coordinate, and execute annual capital expenditure programs.
3. Develop and monitor financial metrics, KPIs, and dashboards to track portfolio performance.
4. Analyze financial reports to identify areas for improvement and cost optimization.
Operations Management:
1. Manage a team of Regional Managers and Community Managers to ensure optimal operating performance.
2. Responsible for all aspects of operational performance, including property maintenance, vendor relationships, and contract negotiations.
3. Conduct regular property inspections to identify maintenance issues and ensure compliance with local codes.
Resident Relations:
1. Develop resident engagement strategies to foster positive community relationships.
2. Train personnel on resident relations and customer service strategies.
3. Develop a disciplined structure for follow-up and follow-through to enforce rules and regulations.
Staff Supervision:
1. Recruit, hire, and train Regional Manager and Community Manager staff.
2. Evaluate staff performance and provide coaching and development opportunities.
Compliance and Regulations:
1. Stay informed about local, state, and federal regulations governing mobile home parks.
2. Ensure compliance with all applicable laws regarding tenant rights, safety, and property maintenance.
Reporting and Analysis:
1. Generate regular reports on key metrics, such as occupancy rates, rent collections, maintenance costs, and resident satisfaction.
2. Analyze data to identify trends and opportunities for improvement.
3. Present findings to senior management and stakeholders.
Qualifications:
* Proven experience overseeing business plans and budgets for multiple properties within the manufactured housing industry.
* Disciplined approach to portfolio management and ability to hold staff accountable for specific performance metrics.
* Demonstrated leadership skills to develop and manage a team of Regional Managers.
* Excellent communication, interpersonal skills, and self-awareness.
* Financial acumen to analyze data, manage budgets, and make informed business decisions.
* Knowledge of various laws and regulations regarding mobile home communities.
Compensation:
$80,000- $85,000
