The Staff Accountant will prepare and analyze full cycle monthly financials for multiple properties, calculate monthly management fees, calculate expense allocations, reconcile balance sheet accounts, analyze trends and assist management with annual and mid-year budget projections, as well as variance analysis. Under the supervision of the Controller, the Property Accountant will be responsible for all areas relating to property financial reporting. The Senior Property Accountant must apply generally accepted accounting principles (GAAP) to analyze financial records and resolve any discrepancies as they arise. This position adheres to tight deadlines and ensures the accurate and timely completion of monthly financials. The Property Accountant will also help with special projects and will collaborate closely with corporate accounting, operations and other departments to ensure the financials capture and accurately report all material activities for the period.
Job Functions
* Responsible for focusing on accuracy of financial statements during preparation of monthly reporting, including the balance sheet and income statement for multiple properties, in accordance with GAAP, and internal controls.
* Develop strong working relationships with other departments and provide accounting support and customer service to all Harwood team members.
* Analyze property financials by reviewing balance sheet and income statement trends, balance sheet reconciliations, revenue reports, general ledger detail, invoices and monthly feedback from other departments.
* Coordinate with operations and other departments to obtain and record accurate monthly accruals in a timely manner for properties.
* Prepare monthly journal entries and execute the monthly close process timely and accurately.
* Ensure cash receipts are posted on a daily basis and tenant ledgers accurately represented.
* Prepare bank reconciliations as well as supplemental financial schedules.
* Reconcile balance sheet accounts, research balances and maintain monthly support schedules.
* Prepare monthly, quarterly, and ad hoc reports with variance explanations, including operational metrics.
* Ensure the accuracy of all data related to invoices by reviewing: entities, department codes, vendor name, address, invoice dollar amount, and tax considerations.
* Review all accounts payable transactions against: lease schedules, loan schedules, rent schedules, and water payment schedules.
* Respond to property inquiries from other departments and support Controller in special projects and department goals.
* Assist in critical and confidential aspects of accounting team including audit and JV accounting requirements.
Education & Experience
* Bachelor’s degree in business or accounting
* 1-2 years of Property Level Accounting experience.
* Relevant project accountant industry experience
* Proficient in Microsoft office suite
* Must possess a comprehensive understanding of US GAAP.
* Must possess extensive knowledge of Excel (i.e. Pivot tables, VLOOKUP, etc.) and its capabilities in implementing accounting functions.
* Previous experience in Real Estate industry is required.
Preferred Software Experience
* MRI or Yardi real estate software experience
