Director of Property Management - Manufactured Housing

Remote position, reporting to the Chief Operating Officer, requires periodic travel to properties spread across six states.
Living in Florida is ideal but not required.
Experience in manufactured home property management industry is required.
Responsibilities:
1. Develop and execute business plan for portfolio of manufactured home parks spread throughout six states.
2. Plan, coordinate and execute annual capital expenditure program for portfolio.
3. Develop and monitor financial metrics, KPIs and dashboard to track financial performance and success of portfolio.
4. Analyze financial reports to identify areas for improvement and cost optimization.
Operations Management:
1. Manage team of Regional Managers and Community Managers to ensure optimal operating performance for portfolio.
2. Responsible for all aspects of operational performance including property maintenance.
3. Develop and manage vendor relationships and contract negotiations for maintenance services.
4. Conduct regular property inspections to identify maintenance issues and ensure compliance with local codes.
5. Assist with due diligence for new property acquisitions, hiring appropriate staff and onboarding each new property.
Resident Relations:
1. Develop resident engagement strategies to foster positive community relationships.
2. Train personnel on resident relations and customer service strategies.
3. Develop disciplined structure for follow up and follow through to enforce rules and regulations within each property.
4. Oversee process of new applicant approval, lease agreements, renewals, and tenant turnover.
Staff Supervision:
1. Recruit, hire, and train Regional Manager and Community Manager staff.
2. Responsible for Property Management staff of 15-20 personnel and growing.
3. Evaluate staff performance and provide coaching and development opportunities.
Compliance and Regulations:
1. Stay informed about local, state, and federal regulations governing mobile home parks.
2. Ensure compliance with applicable laws regarding tenant rights, safety, and property maintenance.
3. Respond to inspections and address any compliance issues promptly.
Reporting and Analysis:
1. Generate regular reports on key metrics like occupancy rates, rent collections, maintenance costs, and resident satisfaction.
2. Analyze data to identify trends and opportunities for improvement.
3. Presents findings to senior management and stakeholders.
Qualifications:
* Proven experience overseeing business plans and budgets for multiple properties within manufactured housing industry.
* Disciplined approach to portfolio management and ability to hold staff accountable for specific performance metrics.
* Demonstrated leadership skills to develop and manage team of Regional Managers who oversee Community Managers.
* Excellent communication, interpersonal skills, and self-awareness.
* Financial acumen to analyze data, manage budgets, and make informed business decisions.
* Knowledge of various laws and regulations regarding mobile home communities.
* Proficiency in property management software and reporting tools.
$80,000-$85,000 per year
